We understand that landlords expect to rent their properties quickly, to professional fully referenced tenants.  In addition, they want the management of their property to be hassle free.

At K&G Lettings Limited , we have developed a range of systems which allows us to meet these expectations, in a hassle free and cost-effective way.   We have a marketing system that allows us to rent your property quickly and efficiently. We rent our properties to professional tenants who pay on time, look after the property, and ensure an efficient handover when they vacate at the end of their tenancy. These systems allow us to provide exceptional services at competitive rates.

 

 

A further advantage of K&G Lettings Limited  is that the directors themselves are property experts, having invested and managed rental property for a combined 16 years.  This experience is reflected in the pragmatic and efficient manner in which the company is managed.

K&G Lettings Limited  provide three levels of service, a Tenant Finder (Silver service), Rent Collection (Gold service) and a Full Management (platinum service).  Alternatively, the landlord can mix and match the services they require. The costs of each service are outlined below, with the services offered as part of each service detailed below the table.

Silver Service:  Tenant Finder

With the Silver service we will:

  1. Market your property to find suitable tenants;
  2. Organise Viewings;
  3. Reference the tenant;
  4. Take the bond and the first months rent;
  5. Provide the Tenancy Agreement;
  6. Move the tenant in to the property; and
  7. Hand the tenant details over to the landlord.

Please note—the Silver Service does not include providing an Inventory.

Services in our silver service include:

  • Advice on your responsibilities as a Landlord (We will provide you with information on your responsibilities as a landlord and access to a variety of high quality paid for services to ensure you meet these responsibilities).
  • The Advertising and Marketing of your Property (Three weeks of newspaper adverts, unlimited internet marketing on our website and other property portals).
  • Advice on preparing your property for rent (You will have access to the huge variety of tips for landlords included on our website and the expertise of our highly trained property consultants)
  • Accompanied viewing with prospective tenants  (Our highly trained staff will undertake accompanied viewings of your property, allowing us to ensure tenants are vetted appropriately; Credit references are chargeable, as outlined in our fees).
  • Dealing with potential tenants and taking up references on prospective tenants and guarantors. (Please note that although we endeavour to ensure that the tenant is suitable, we cannot guarantee this).
  • Preparing the Tenancy Agreement and emailing to you (but not including the inventory, section 21; welcome pack or standing order).
  • Collecting the first months rent and the bond and transferring to you, less our fees.

 

Gold Service:  Rent Collection

If you choose the Gold service we will:

  1. Market your property to find suitable tenants;
  2. Organise Viewings;
  3. Reference the tenant;
  4. Take the bond and the pro-rata rent (to the end of that month) and complete the standing order form for future payments;
  5. Provide the Tenancy Agreement and the Inventory;
  6. Move the tenant in to the property; and
  7. Ensure payments are made on time, and chase payments if required.

Our gold service allows landlords to benefit from the years of investment we have made in streamlining the process of managing a rental property.  This ensures landlords receive fantastic value for money.  The service includes all of the features of the silver service and those detailed below:

  • The rent taken will be calculated pro-rata to the end of the month, and a standing order setup for the next payment(s);
  • Arrange an Inventory and/or schedule of condition – the cost of which will vary depending on the size of property and the level of furnishing provided.
  • Arranging for the bond to be transferred to a Government approved Tenant Deposit Scheme.
  • Moving the tenant into the property.
  • Notifying the Council Tax and Water Authorities of the change in occupier and reading gas and electrical meters at the commencement of a tenancy.
  • Collection of monthly rents with payments to you being received on the 15th of each month.
  • Issuing rent demands for late payments according to our rent arrears procedures.

Platinum Service:  Full Management

If you choose the Platinum service we will:

  1. Market your property to find suitable tenants;
  2. Organise Viewings;
  3. Reference the tenant;
  4. Take the bond and the pro-rata rent (to the end of that month) and complete the standing order form for future payments;
  5. Provide the Tenancy Agreement and the inventory;
  6. Move the tenant into the property;
  7. Ensure payments are made on time, and chase payments if required;
  8. Move tenants out of the property and check against inventory;
  9. Prepare your tax return (for landlords with a maximum of 2 properties); and
  10. Start the whole process again!

Our unique platinum service allows landlord’s to benefit from the years of investment we have made in streamlining the process of managing a rental property.  This ensures landlords receive fantastic value for money.  The service includes all of the features of the gold service and those detailed below:

  • The rent taken will be calculated pro-rata to the end of the month, and a standing order setup for the next payment(s).
  • Arranging for the drawing up of the inventory and/or schedule of condition.
  • Arranging for the bond to be transferred to a Government approved Tenant Deposit Scheme.
  • Moving the tenant into the property.
  • Notifying the Council Tax and Water Authorities of the change in occupier and reading gas and electrical meters at the commencement of a tenancy.
  • Collection of monthly rents with payments to you being received on the 15th of each month.
  • Issuing rent demands for late payments according to our rent arrears procedures.
  • Responsibility for the day to day management of the tenants which may involve arranging for general repairs or maintenance to be carried out, subject to the agreed limit which is £250+vat. In an emergency we reserve the right to carry out required repairs, even if the costs exceed the agreed limits without further reference to you.
  • At the end of the tenancy check the inventory and/or schedule of condition to assess whether the property is in our opinion, in acceptable condition, subject to fair wear and tear. If appropriate we will make any necessary deductions from the deposit to cover the tenant’s share of costs for repairs or replacement.
  • Return the deposit to the Tenant at the end of the tenancy provided that the tenant has in our opinion complied with the terms of the tenancy, and the condition of the property is satisfactory. If you wish to inspect the property after the tenant has left and before we return the deposit to the tenant, you must do so within 7 days from the date the tenant leaves the property and inform us before the tenancy termination date of your intention to do so.

Customised service

K&G Lettings Limited  understand that landlords do not always require the full range of services provide by K&G Lettings Limited .  As a result we have developed a mix and match service, allowing the Landlord to select only the services they require.  Please Contact us for more information.

 What we will not do as part of our service:

1. Snag the property for you: Often, with new properties there are problems with items that either do not work or are not finished to your satisfaction.  For example, doors may be damaged, ovens may not work, and taps may leak. It is usually the tenant who notices these problems. Although we will inform you by email or in writing, it is your responsibility to ensure that these snagging issues are resolved. Should you require us to undertake the snagging and arrange for repairs, the costs and exact requirements of this service will be discussed on a case-by-case basis.

2. Chase keys: When we take a property on, we will expect a copy of the key, and any access instructions (alarm codes etc).Chasing keys ultimately, affects the service that we can offer our tenants and landlords.  As a result we have decided to ensure our services are of the highest quality by not taking time out to chase keys, time which could be better spent doing viewings, and getting your property rented out.

3. Deal with abusive or rude landlords: K&G Lettings Limited  will at no time tolerate abusive or rude landlords.  We will not rent your property knowingly to a rude or abusive tenant nor, will we do business with such a landlord.

Rude and abusive landlords make it harder for us to rent out other landlord's properties, so we politely return the keys and recommend they chose an alternate agent. Please don’t be one of them and allow us to do what we do best, rent your property out.

4. Deal with landlords who let us down: By this we mean, when we find a tenant ready to move-in, and then the landlord changes their mind due to a better offer, or an earlier move in date with another agency. This undermines K&G Lettings Limited  superb reputation with our tenants.

On the whole, we are understanding and extremely accommodating, especially to newer landlords who might need more advice. We have many years of experience and highly trained staff, so, if you have a query our staff will be more than happy to answer it.

5. Be responsible for Gas & Electrical safety: We are not responsible for ensuring the property meets the electrical and gas regulations that effect tenanted property.  We will make recommendations on what work should be undertaken to meet the regulations but, the landlord is responsible for ensuring the work is undertaken.

6. Send you unnecessary information:  We will only correspond with you when necessary, unless you want more frequent correspondence which can be arranged on request.

7. Ensure you have the right to let the property: You will ensure that you have the right to let the property. We will not be liable for making sure that you have good title to the property, or that letting is not prohibited by your deeds. If you have a mortgage or legal charge over the property, or if your property is leasehold, it will be up to you to find out whether you need the lender's and/or landlord's consent to let the property, and to get any consents needed.

8. Ensure you have the right insurance:  You will also be liable for ensuring that your property and contents insurers are informed of the letting and for taking any steps they may require. We are affiliated with Endsleigh Insurance and are happy to arrange a quotation for you.

9. Ensuring the property meets relevant regulations:  You must ensure that the property and any items in it comply with all relevant regulations, e.g. as to the inspection and safety of gas or oil appliances, the fireproofing of furniture. You will be responsible for checking that the electrical wiring and all electrical appliances left at the property are safe and in good working order. We can advise of and arrange approved contractors for checks at extra cost. Additionally, you are responsible for making sure that the property itself is safe and in a habitable condition and any unusual hazards (e.g. wells) are notified to us, or the tenant in writing. You will indemnify us against any liability to any third party. We also require at least 1 battery or mains wired smoke detector to be fitted on each floor of the property.  We can help you to identify whether the property meets these standards.
